The land finally cleared when another quest spawned a quest within the "green zone". When this unrelated quest (dragon quest) was completed, the land converted.

I have the entire region occupied by a couple of heroes; earth elemental & fire elementals. several pioneers wandering around waiting for the land to bloom. I've gone to all the spots on the map.
nearby to force the opposing forces from settling first. i tried reloading several times and got the same results. what worked though was to raze the arcane monolith and recast it; and then my pioneers were able to beat the AI to the site and retain the essence in the land. Not sure if the monolith drains essence from surrounding lands is a feature or not; but i don't think it is; since it doesn't do it to cities with essence already.<
I defeated Morian and all the monsters are cleared from the swamplands, yet the swamplands haven't been converted into lands that can be settled.
re: Quests. I think in the description for Breon's Letter (or the one for lvl 7 champions)- the description implies that you need to complete this research to start the Epic Quests that fulfills the game's victory conditions. re: weapons; the Ice spear and regular spear does the same normal damage with the exception that the Ice spear does add'l Cold Damage. So the regular spear cannot be the 'best' possible weapon. re: Warden, I had a lone
Not sure if these have been mentioned before: My army was able to start Epic quests without the requisite research. I can start more than 1 Ironworks project (World Achievement) Healing is less than the amount stated (for example it says i can heal 32 points; but I only heal 16 points). Upgrading units can upgrade magical items into a lesser non-magical weapon. (for example it allows me to upgrade an ice-spear into a regular spear). With warden up
