defeating Morian

I defeated Morian and all the monsters are cleared from the swamplands, yet the swamplands haven't been converted into lands that can be settled.

This happened to me too, I suspect a troll or something small wandered outside of the lands far away and until someone kills him you don't get the credit. Sadly a computer might kill him and get the quest reward for clearing the lands.

Make sure to visit all empty lairs in the area as well

I have the entire region occupied by a couple of heroes; earth elemental & fire elementals.  several pioneers wandering around waiting for the land to bloom.

I've gone to all the spots on the map.

Just to clarify, I could settle the land, even while some trolls were wandering around. So I doubt that is it.

It looked like some of the area already dried up, once I had some influence zones adjacent to it. So maybe it is required for the process to have influence already in/next to the area?

I have had this happen to me.  For me it was the fire place.  Killed the Pyre of Man, and the wildland never cleared.  I walked through the entire place almost square by square, but never found it.

From my observation, when the last monster is killed the "zone of control" of the elemental lord disappears (if you kill the elemental lord, the zone remains until the last monster is killed IIRC).

Zone of control normally matter for recovering land from the cataclysm (it cannot be settled otherwise)... however for some reason elemental lord lands are recovered from the get go, so I can just sneak in settlers and build settlement there... and actually they often get great essence bonuses so its some of the more fruitful cities. There doesn't seem to be any issue with ignoring the elemental lord, killing his underlings, and then settling in his lands... pretty mellow those elemental lords are.

The promise transformation of the lands has never occured AFAIK. It should occur... I say that when the elemental lord is killed his corpse should become a quest spot and when a sov steps on it triggers a little animation (like the one you get on first settlement), transformation of the land on a large sccale, and a small permanent boost to your sov based on the elemental lord in quest

The land finally cleared when another quest spawned a quest within the "green zone".  When this unrelated quest (dragon quest)  was completed, the land converted.

I have never seen a land convert... I have seen the ZoC disappear when I slaughtered every single creature of that "side" but the land remained as is.
