True, but the land is almost all swamp. It was one of the quests where you clean out various packs of monsters, with the promise that the land will be valuable when you finish. In some cases it has been, but this one, phui (as Nero Wolfe would say). The best buildable tile was 3/3 with one plains tile next to it, surrounded by swamp that can't be built upon or cleared.
